Building Information Modeling (BIM) is the holistic process of creating and managing information for a built asset. Based on an intelligent model and enabled by a cloud platform, BIM integrates structured, multi-disciplinary data to produce a digital representation of an asset across its lifecycle, from planning and design to construction and operations.
Integrated project delivery (IPD) is a project delivery model built around a collaborative alliance of stakeholders who each share risk and reward. It involves the key project stakeholders (the client, architect, contractor, and so on) entering into a single contract that encourages collaboration, optimizes results, reduces waste and maximizes efficiency and expertise.
The Level of Development (LOD) Specification is a reference that enables practitioners in the AEC Industry to specify and articulate with a high level of clarity, the content and reliability of Building Information Models (BIMs) at various stages in the design and construction process.
The LOD Framework addresses various issues faced by AEC professionals by providing an industry-developed standard to describe the state of development of various systems within a BIM. This standard enables consistency in ommunication and execution by facilitating the detailed definition of BIM milestones and deliverables.
Level of Development
In this part the main focus is to design the project accurately and in a reasonable time, the majority of the projects issues originate from the design phase and in conclusion of these problems, the projects will suffer the damages in different areas (Cost, Time and ….) in the construction phase, the more accurate drawings and designs we have the less issues we will encounter in the next phases.
The construction phase is not advance as design phase because of two reason,1-each AEC project is different from another and for that reason the technology sharing is harder 2-You can create a production line for AEC projects and you can’t mass produce them.
Using from the traditional methods and technologies and inadequate control and monitoring cause too many additional costs and time. BIM in construction phase enable us to monitor and control any aspect of the project clearly and it will support the entire process.
According to the GSA analysis, if we would suppose that building projects are in a 40 years’ lifecycle (Construction to the Demolition) the total cost will be divided like this: 29 % Design and Construction-71 % maintenance and operation. these numbers help us a lot to understand the costs origin.
In many countries, the facility management and intelligent maintenance is a limited and new knowledge, and the preconceptions about the faculty management is as limited as to the elements we can see.
